Parking spaces & cellars can be rented as well with Home Invest Belgium. If you wish to rent an (extra) cellar and/or parking. You can always send us a request by contacting our Solutions Center by mail.   Our colleagues will send your request to the department concerned who will provide you with the possibilities.

1 Access to the underground car park 

Access to underground parking is prohibited to persons who do not have a right of access within the building, except for vehicles ordered by the owner/manager for works in the building or unloading material.  A single vehicle per rented parking space is allowed. 

Tenants of a parking space or garage will report any change of vehicle or number plate to the manager. 

The lessor is not responsible in case of accident, vandalism or theft in the car parks or garages.
 

2 Use of the parking area 

The parking spaces in the residence are “shared” places.  If you rent a parking space, this means you can park your car in every available place.  They are not “fixed”.

  It is forbidden to use the parking area for any purpose other than parking the vehicle. 

More specifically, it is prohibited to wash his vehicle there or to carry out maintenance or repair work on the vehicle. It is forbidden to carry out any tinkering or painting work in the car park. 

Placing objects or goods in the car park or on a rented parking space is prohibited. The lessor or his manager will be entitled to have them removed at the expense and risk of the tenants to whom they belong. If the owners of such objects or goods are not identifiable, the landlord or his manager will have them removed at the expense of the community of tenants. 

3 Subletting of garages & parking spaces  

Subletting of garages & parking spaces is strictly prohibited & may be punished by sanctions and/or immediate termination of the lease.  

4 Electrical equipment in the underground car park 

It is prohibited to connect electrical appliances (hoovers or other) to the network of the common parts and areas. 

 5 Use of the parking spaces 

 Parking is allowed only in the designated parking spaces and cannot be accepted in the access roads and driveways. All nuisance vehicles may be removed at the risk and expense of their owners. 

6 Measures in the event of improper use of the underground car park

The manager will have the right to have a tow truck intervene for the removal at the expense, for the account and risk of the vehicle owner, of any vehicle allegedly parked in the garages or car parks without permission, as well as any vehicle that obstructs, with discharge of liability for the manager and the owner. The determination of the infringement will be made by the administrator with the addition of photographs which will constitute evidence.  

Any vehicle parked in a place not belonging to it will be sanctioned by attaching a wheel clamp after 1 warning reported by the administrator. The cost of installation and removal of the wheel clamp will be borne by the owner of the vehicle. If the vehicle illegally occupies a space contractually leased to another tenant, it may be removed immediately at the risk and expense of its owner.   

Every parked vehicle must have a registration number. The manager reserves the right to remove any vehicle that would give the impression of being abandoned or that does not have a registration number, without the owner being able to claim any compensation for this.
