Terminating your lease

We'd be sorry to see you go, but of course it is possible to terminate your lease. The conditions depend on the region your apartment building is in.

How to terminate your lease

Easy! We need a termination letter with a handwritten or valid electronic signature. You can send the letter by email, to solutions@homeinvest.be. You will receive an automatic ticket number as confirmation, that is valid as a proof of receipt.


If you prefer to send your termination letter by post, you are required to use registered mail. You can send your letter to Home Invest Belgium, Boulevard de la Woluwe 46/11, 1200 Brussels.

Rules in Brussels

These rules apply if you have a residential lease contract for a unit used as primary residence. If you have another type of contract, please consult the specific conditions in your lease agreement.

The extension of a lease contract depends on the contract term:

  • A contract of 9 years is automatically renewed for a period of 3 years at the end of each term.
  • A contract of less than 3 years can be extended in writing until 3 years were reached. After that it automatically turns into a contract of 9 years.
  • A contract of 6 months or less has to be extended in writing, otherwise it automatically ends.
  • A student lease needs to be renewed manually.

The notice period always starts on the day your contract started. For example, if your contract started the 1st of the month, any notice period will start on the 1st of the month as well. 

If the tenant passes away, a contract is automatically terminated 2 months after the date of death. A 1-month indemnity fee is applicable in that case.

Rules in Flanders

These rules apply if you have a residential lease contract for a unit used as primary residence. If you have another type of contract, please consult the specific conditions in your lease agreement.

If the tenant passes away, a contract is automatically terminated 3 months after the date of death. No indemnities are applicable in this case.
