Why are the base amount and base index on my indexation letter not the same as in my lease contract?

Between the end of 2022 and the end of 2023, the Brussels, Flemish and Walloon governments imposed restrictions on the indexation of lease contracts, depending on the energetic performance of the homes. 


As of 1 October (Flanders), 15 October (Brussels) and 1 November (Wallonia), these contracts can be indexed again as per usual. Governments, however, have wanted to avoid catching up with limited indexation. Therefor, we need to apply a correction to the indexed amounts.

  • The rent that was not or partially indexed in 2022-2023, becomes the new base rent of your contract. 
  • The index of the month of your last indexation, becomes the new base index of your contract.

This ensures that you will continue to enjoy the benefit of the partial or no indexation in the 2022-2023 period, until the end of your lease contract.
